Rolling Meadows treat: 11 Muscat Court, Sunbury, 3429

Built by Dennis Family Homes 14 years ago, this is a place with extra attention to detail, found in such elements as a solid concrete slab, 2.7-metre ceilings and additional high-grade insulation in walls and ceilings.

This translates to a house with the feel – and reality – of solidity above the standard, plus extra seasonal liveability and a strong sense of space of light throughout.

Beyond the front garden planted with roses, bulbs and a row of six crepe myrtles along the fence line, entry to the house is to a long transverse hallway. Living areas flow down the southern side and bedrooms on the opposite.

Immediately to the left is a beige-carpeted study (or fourth bedroom) before a tiled walkway heads past a carpeted dual-entry lounge room and on to the tiled family-meals space and huge rumpus room behind a partial wall.

The kitchen, with an island bench under a downlit bulkhead, has plenty of storage including a walk-in pantry, double sink,
a dishwasher and, with Westinghouse
tag, a 900mm gas cooktop and wall oven.

Behind double doors from the walkway, the spacious main bedroom has a walk-in robe and an en suite with dual vanity basins, a spa and enclosed toilet.

Two more fitted bedrooms are along a rear hallway which they share with the laundry, separate toilet and main bathroom.

Ducted heating and evaporative cooling take care of climate control, abetted by that extra insulation.

As is the backyard, one of the side yards is terraced with the upper section the spot to set up seating or children’s play equipment. The other side yard has an array of fruit trees, including lime, apricot and apples.

In prized Rolling Meadows estate, the block of about 1180 square metres includes a scoria driveway leading to a drive-through triple garage.

Goonawarra Primary School and Goonawarra reserve area is a 10-minute walk away, Salesian College five by car.
