A huge covered pergola at the side is accessible from living hub and lounge room and, out front, a deep deck takes in views of lawn sweeping around rocked-edged gardens. Many stone-fruit trees and 10 vegie boxes are also out here.

Also among the unending attractions are a massive workshop behind a double carport, town water, a bore and 100,000-plus litres of tank water.

This out-of-the-box place is a seven-minute drive from the heart of Romsey and 30 from Melbourne Airport.
