Elegance and flair: 12 Fowler Court, Gisborne, 3437

In a picturesque street, this fine property with a very attractive front garden fits into the neighbourhood perfectly. The same is true of the house, a picture of elegance blended with deep-down liveability.

Just as the period styling is subtle on the facade, so it is indoors, with wide stepped cornices all through and a ceiling rosette or two the Victoriana features. A thoroughly modern component is the flooring in the expansive living hub: tiles that look exactly like matte floor planks but with enormous practicality and good looks.

The kitchen by local Peter Connors is another tres moderne factor. In the French provincial style, it has white 2pac cabinetry with black handles matching the undermounted sink, as well as the pendants above a fab Stonesmart island bench with charcoal cabinetry beneath.

An Asko dishwasher, a 900mm induction cooktop and a Miele 760mm underbench pyrolitic oven tick the quality appliances box, while a second pyrolitic oven is in the walk-in pantry with stone benches and a wine rack. This is a dream kitchen for cook and entertainer alike.

A large grey-carpeted lounge room behind the front door has a brick fireplace. It neighbours a study, with timber work stations and shelves, and the main bedroom, which has a fitted walk-in robe and an en suite with timber vanity unit.

Three more fitted bedrooms, each with garden views and ceiling fan and one with a long timber desk, are along a hallway they share with the laundry – great storage and bench space – and the large main bathroom with spa; the toilet is separate.

The third living area is a large carpeted games room that comes with projector and big screen for family movie nights.

Outdoors, things are just as good. A giant gabled pergola, with brick paving underfoot, wraps down the side and all along the back. Tall fence-screen plantings add beauty and privacy to this area, as they do for the vast lawn terrace – the perfect spot to drop in a pool.

Right at the back of the block of about 2265 square metres, there’s a Colorbond shed, a chook coop and box vegie gardens.

Other perks include split-systems, three-phase power, an alarm, 27,000-litre water tank with pump for gardens, a new instantaneous hot water system and a double garage with internal access.
