Bluestone retreat: 45 Kirribilli Road, New Gisborne, 3438

Constructed of solid bluestone and taking in clear vistas of The Mount and its cross, this one-off residence was designed by two generations of the current owner.

The handiwork of father and son is seen throughout the house, with many elements in receipt of home carpentering and construction. This gives the place a legitimate claim to uniqueness.

Wrapped in a verandah, part-boards and part-brick paving – the latter doubling as a three-vehicle carport – the house’s ground floor has exposed bluestone, Stramit ceilings and slate floor tiles.

There are three bedrooms, two on the entry level, with kids’ lounge room, bathroom and toilet at the centre. One has a door to the back verandah.

The giant downstairs third bedroom has carpet, shelving and a gas heater. It shares lower-level space with a multi-purpose room with laundry, a toilet and a wine cellar/darkroom (with sink).

Under a soaring pitched ceiling, a very large lounge/billiards room is to the left of the entry foyer. It has an island chimney housing a two-way wood heater in order to make the adjoining dining room cosy as well. Each of these rooms has a door to the elevated sections of the verandah.

The kitchen has handcrafted wooden cabinetry and benches, as well as a dishwasher and a near-new heritage-style 900mm cooker.

Bottled gas ducted heating and some double glazing are indoor features.

A sturdily built double garage, cantilevered over a slope, has granny flat/B&B potential, while two front paddocks could be used for a pony or critters. A fully netted orchard serves as a chook run, with Jonathan and Granny Smith apple, feijoa, nashi, peach and cherry trees.

There’s also an enclosed dog run and 16 solar panels to significantly cut back energy bills, as well as abundant tank water.

The 4.05-hectares of land has mass planting of eucalypts, attracting wildlife galore, and a tributary of Jackson’s Creek traverses the property.

New Gisborne train station, the popular Baringo Food & Wine Co and New Gisborne Primary School are each five minutes away by car.
