Classy and chic: 3 Ballymoyer Mews, Woodend, 3442

In a blue-chip enclave, just three minutes by car to the main street and station, this house has about 10 years on the clock but looks more like 10 minutes.

Impeccably presented and bang up to date in all aspects, it perches on about 2000 square metres – which allows a lushly lawned backyard big enough for a footy match.

3 Ballymoyer Close, Woodend 3442

Entry is via a deeply recessed deck and double doors to a foyer, where lovely black butt flooring begins. The boards then head down a hallway past a big grey-tiled laundry with masses of storage and through to the step-down living hub’s kitchen and dining zone. The spacious family sitting area in here has grey carpet and french doors to a north-facing spotted gum deck running all along the back.

The kitchen, with a large walk-in pantry, has an island breakfast bench under a trio of artistic pendants, white lower cabinetry and mid-grey uppers, a stack of pot drawers, white splashback tiles, a wine rack, dishwasher and D’Amani 900mm cooker.

Immediately ahead of the entry foyer is a carpeted open lounge room with plantation shutters, which links via steps to the dining space.

All through, wall paint is warm-white and Danish double-glazed tilt-turn windows are dressed in attractive mesh roller blinds.

A carpeted hallway leads from the dining area one way toward a spacious main bedroom. Step down to the luxurious suite which has a four-door robe behind an island wall and an en suite with an oval spa, a raised basin and enclosed toilet. It also has french doors to an undercover deck with ceiling fan and automated blind.

This deck is also accessible from the living hub, again via french doors (with concealed fly screens).

The hall heads the opposite way through a children’s lounge room and past three fitted bedrooms, a big powder room and the main bathroom which has a walk-in shower.

The backyard, with hedging along the back fence, has terraced garden beds before the lawn begins.

This fine property also has town natural gas heating, evaporative cooling, a water tank for gardens and toilets, and a triple garage with internal access.

Side gates open to parking for boat or caravan – this area has an earth switch for the van.
