Rural finery: 15 Blackhill Road, Gisborne South, 3437

This six-hectare property feels so secluded and leafy, it’s hard to believe it’s actually just two minutes’ drive from the Calder Freeway. A true lifestyle place, it comes with a refined rural landscape, and the centre of Gisborne is 10 minutes in one direction and Sunbury 10 minutes in the other.

The house – at the centre of green, gently rolling horse, sheep and alpaca country – is terrific for a family, as are the outdoor spaces.

Deep verandahs front and back face east and west, while a large covered pergola is on the south side – options for chasing (or retreating from) the sun when relaxing and entertaining, country-style. Lawns and gardens surrounding the home are matched in pristineness by the production and/or lifestyle sections of the farm.

There are eight paddocks (three with shelters), two holding yards abutting two powered stables, two dams, more than 60,000-litres of tank water and a huge Colorbond shed with power. A 36-tree orchard has stone fruit, citrus and mulberry trees, as well as four strawberry beds. A chook run and coop are sheltered by a giant cypress, and a large, fenced vegie garden includes passionfruit vines and five boxes.

Now the feel-good house. It has multiple roomy living zones for spreading out – a big rumpus room/gym with a wood heater, and the blue wall paint seen all through; a carpeted step-down lounge room with a bank of windows facing east and a wood heater against an exposed brick wall (a recurrent feature); and a skylit family-meals area ushered in by multi-paned french doors.

The mod-country kitchen has a wide bank of windows behind the sink affording views to the pergola, as well as panelled cabinetry in cream, a dual-drawer dishwasher, dual wall ovens and induction cooktop.

The main bedroom, through double doors, has a built-in four-door robe and an open en suite that reflects the kitchen in decor – as does the main bathroom.

Other bedrooms are also fitted and the toilet is off the laundry.

Also included are 28 solar panels, alarm, portable electric fencing, ride-on mower and a double carport.
