Heart of the village: 1/2-6 Melbourne Road, Gisborne, 3437

In the heart of town, this great little freestanding unit is a winner for retirees, investors and city commuters.

It’s right across the road from the bowls club, community centre with gym, great coffee and paleo food at Jed’s and the footy oval where the popular farmers market takes place, as well as being within an amble of main street shops.

Introduced by a brick-paved path, a white picket fence and a garden with fragrant daphne, lavender and camellias, the well-maintained house has everything needed for a simple life.

Entry is directly into the open-plan living room, which is part slate-tiled, part grey-carpeted and has rollerblinds and lace at windows. A Coonara wood heater is a cosy treat and there’s a split-system for year-round climate control.

The kitchen has pale timber-look cabinetry, a breakfast bench topped with mottled-grey laminate, a tiled splashback and an electric upright cooker. An in-wall slider opens from here to the laundry, which has a small workbench.

The two carpeted bedrooms, each with built-in robe, flank a powder blue and white bathroom with slate floor tiles, white subway wall tiles, heat lamp, tub and a near-new shower with hand-held head.

The compact backyard, with a garden-lined picket fence, has a garden shed with concrete floor. A single carport is accessed from the rear via a long, sealed driveway.

Beyond the backyard, there’s a giant tree lending shade and beauty, while a tributary of Jacksons Creek flowing between bluestone escarpments is another natural connection.

Calder Freeway entry is less than 10 minutes’ drive away, with Spencer Street in the city reached in about 40 minutes. The train from New Gisborne arrives at Southern Cross Station in about 50 minutes.
