Joyful abundance: 6 Main Road, Lancefield, 3435

Behind its tall hawthorn hedge, rose-drenched arbour and gloriously riotous cottage gardens, this endearing old-timer tells a story that began in the 1880s and continued a century later with a rear extension.

While the house has the typical Victorian elements of deep skirts, tall sash windows, corbelled hallway arch, fireplaces and surrounds and 3.7-metre ceilings in front rooms, it steps into unique territory with the Baltic pine that lines floors and ceilings, as well as all walls.

The three bedrooms range along the central hallway. The main bedroom has a multi-paned door to a side courtyard, as well as a walk-through dressing room to an en suite with period-style vanity.

Also along the entry hall are a dining room with leadlight-panelled french doors to a lounge room, which has a fireplace and built-in bookshelves.

An original door – with leadlight transom – opens from the hallway to a tessellated-tile walkway with lovely leadlight feature window. Off this is the main bathroom with raked ceiling and timber vanity.

Then come the kitchen and meals area, the latter with wood heater and access to a rear patio under apple tree shade, as well as a multi-paned door to the side courtyard where slate tiles, a pond and pretty gardens put on a show. Underneath the timber kitchen is a deep cellar maintaining a constant 14 degrees, perfect for wines and preserves.

The corner block (zoned rural-residential) of about 1.4 hectares will thrill the heart of hobby farmers, city escapees and gardeners of all stripes. Support stuff includes seven paddocks (one with reticulated water); potable bore and three big water tanks; a huge Colorbond shed with a stable, mezzanine storage and workshop; a powered double garage with lined and insulated office; a chook house and greenhouse; and side-street access.

Among the countless natural bounties are a netted vegie garden, fruit and nut trees, berry patches, asparagus and rhubarb beds, and gardens replete with herbs – including rarer varieties such as saffron, comfrey horseradish.
