Outdoor elements are exceptional. There’s a large paddock sloping down to the lake that’s perfect for vines, orchard or critters; two big chook runs are netted; a stable/woodshed is next to a stockyard; and there’s a second dam. A huge workshop has concrete floor and power.

Fruit trees, vegie garden, rock-edged pond, town water supply, big water tanks and petrol/electric pump from the lake are included.

The double garage has a separate office and toilet, and a triple carport is extra.

And good coffee in the village is five minutes away.
